Michael Olise has enjoyed a plush start to life in Munich, but by the end of August he will have to find somewhere else to enjoy it. ONE reports the Bayern winger must vacate the rented Grünwald villa he has called home since arriving from Crystal Palace, after landlord Jérôme Boateng decided to sell the property.
The story originated with Bild in Germany and has since been picked up widely: Boateng, the former Bayern and Germany defender, has terminated Olise's lease so he can put the house on the market, giving the France international until the end of August to move out.
The property is a serious slice of Munich real estate. Bild describes ten rooms, a private gym, a home cinema, a wine cellar and a spa area with sauna, jacuzzi and outdoor pool, all in Grünwald, an upscale district roughly ten minutes' drive from Bayern's training complex.
Boateng bought the villa in 2016 for €7.4 million; German media now value it at around €11.5 million, with several offers said to have already landed on his desk. Olise moved in as a tenant in September 2024, shortly after his transfer from Crystal Palace.
The timing has invited speculation given the noise around Olise's future, with his name repeatedly linked to Real Madrid in recent Spanish and German reporting. But outlets covering the villa story, including Sports Illustrated Germany and Goal.com, are explicit that the two threads are unconnected - Boateng, they report, had been trying to sell the house even before Olise moved in, and simply found a buyer now.
For Olise himself, the practical upshot is a very 2026-footballer problem: finding a new home in Munich within a matter of weeks, right as preseason preparations with Bayern get under way.
Since joining from Crystal Palace in 2024, Olise has established himself as one of Bayern's most important attacking players, and the club has shown no public sign of wavering on him despite the transfer chatter - this is, for now, a story about a rental agreement, not a farewell.
